Which floor sander to rent?

I'm refinishing hardwood floors that have old stain on them. HD rents a "random orbit floor sander" and an "orbital deck and floor sander." See attached photos. I'm wary of using a drum sander and tearing up floors... Can I do a project like this with either of the two sanders mentioned here, and if so, could I get a 400 sq ft size space done in a day?
