Looking for a steel frame build under $3500

I’m currently on a 2022 Giant Revolt Advanced 1. I’m going to throw it up for sale in the spring and replace it with a steel frame bike. I’d like to get away from electronic shifting and stay with a 1x12. I just ride for fun/health so I’m wanting a relaxed geometry similar to the Revolt. I have a 700c carbon wheelset that I’ll keep, so preferably this new bike would come with 650b for when o feel like hitting the trails. What’s the best value in the price range currently? I’ve looked at Niner, Rodeo labs, and Otso so far.

Update: I’m leaning towards the Fairlight Secan 3.0.
