Sharing a very important tip for those who are looking to invest in real estate--PLEASE LOOK FOR A REAL ESTATE BROKER, NOT A REAL ESTATE AGENT.
A REB is a licensed person who has the capacity to negotiate and moderate. They also don't look after one particular developer because they operate individually and has the capacity to facilitate the sale and negotiation of ANY property, as long as the seller allows. Ibig pong sabihin, hindi sila after na mabenta ang isang partikular na property mula sa isang partikular na developer. Ihahanap nila kayo ng property na akma sa inyo talaga. Usually, you can always contact them in the event of an issue about the sale.
A REA should operate under a REB, but in the case of agents in the Philippines, they mostly operate under developers. Ibig pong sabihin nito, wala silang capacity to negotiate. Ang habol po talaga nila ay benta para sa developer kung saan sila nangungumisyon. Their loyalty, at least for most of them, is on the developer. So if there's a dispute, 'di po nila kayo kakampihan o ipagtatanggol. This is also the reason why after they've made the sale or you've paid a reservation fee or part of the DP, hands-off na sila at ipapasa na nila kayo sa developer. Nakuha na kasi nila yung commission nila. Si Developer na ang bahalang kumausap sa inyo after.
